financing a purchase


In Cape Verde, it is now possible for buyers to get financing of up to 70% of the purchase value of a property. We work in conjunction with My Mortgage Direct to assist purchasers with this form of financing. Alternatively, you can pay for your property in full via your own methods.

mortgages:

For more information on obtaining a mortgage for your property please go the mortgages page where the process is explained in more depth. However, below is a brief list of the documents you will be required to submit to obtain a mortgage -

  • Letter applying for the loan, mentioning the amount requested
  • Copy of the property sales agreement
  • Copy of the property registry certificate (certidao de registro predial)
  • Copy of the tax registry certificate (certidao matricial)
  • Income tax return.

self financing:

Below is a list of documents you will need to obtain -

Private individuals:

  • Letter of request
  • Plot of Land Registration Certificate or Building description edited by the conservatory
  • Architectural project approved by the city council

Companies:

  • Company’s commercial registration certificate
  • Social pact 
  • Copy of the publicised official bulletin 
  • Last two years balance or opening balance (for a new company)
  • Study of investment project viability
  • Personal details and list of partners assets

bank accounts:

Whichever way you decide to finance your purchase, it is advisable to open a bank account in Cape Verde. There are a number of banks to choose from including BCA and BCN. Below is a list of documentation required to open an account -

  • Copy of passport
  • Completion of BCA’s account opening form including information on residence status,
    income, parents names, contacts and profession.
  • Minimum deposit of 50.000, ECV
